What do the zones mean?
⚠ High Risk — Zones A, AE, AO, AH, AR, A99
1% chance of flooding each year (the "100-year floodplain"). Flood insurance is typically required with a federally backed mortgage.
⚠ High Risk Coastal — Zones V, VE
Same 1% annual flood chance as A zones, plus storm surge and wave action. Flood insurance is typically required with a federally backed mortgage.
~ Moderate Risk — Zone X / Zone B
0.2% annual flood chance (the "500-year floodplain"). Appears as a lightly shaded area on the map, just outside the high-risk zone. Flood insurance is not required but is recommended.
✓ Low Risk — Zone X / Zone C
Outside the 500-year floodplain. Minimal mapped flood hazard. No map shading is shown for this zone — a blank area on the FEMA layer means low risk. Flood insurance is not required.
? Undetermined — Zone D
FEMA has not studied this area. Flood risk is unknown.
